Building surveys

Building surveys conducted by Chartered Building Surveyors, including pre-acquisition full structural surveys.

A building survey, sometimes called a structural survey or full building survey, is an inspection and assessment of the construction and condition of a building and does not include advice on its market value. A building survey is usually required prior to purchase or taking a lease. It may also be required prior to starting building work or in connection with a Planning Application to demonstrate that the building is capable of being altered or extended for a particular purpose.

We do not offer 'HomeBuyer" surveys because we do not undertake that kind of valuation work.

We have experience in most types of building construction found in residential, commercial, industrial, agricultural and educational buildings, including historic and contemporary forms.

As Chartered Surveyors the survey will be carried out and the report prepared by one of our qualified and experienced surveyors. It will generally include the structural elements, fabric, finishes and grounds. We do not usually include the exposure or testing of services but can often arrange this if required.

The extent of the survey and report will be agreed in advance including whether advice is required on the cost of repairs. We will take note of any particular concerns you express beforehand and will comment on any proposed alterations and improvements if requested. The report will usually detail the visible defects and other deficiencies and give guidance on appropriate remedial measures or maintenance. Photographs and sketches will be included as necessary to illustrate particular points.

The report may recommend that an elemental or specialist defect investigation is undertaken or other specialist advice is obtained relating to specific issues.

The survey will not normally include intrusive investigation of materials or the structure, or inaccessible or hidden areas, unless agreed in advance with the building owner.
