Our client owned this site and saw the potential for a small residential development comprising a pair of semi-detached houses. Working with the planning consultant we cleared the planning conditions and made minor changes to the scheme.
We then prepared the detailed design and obtained Building Regulation approval.
Our client then asked that we prepare tender documents; these consisted of contract preliminaries, specifications and schedules of work. We agreed a list of suitable builders and invited competitive tenders. We analysed the tenders and recommended acceptance of the most competitive bid.
Following on immediately we arranged signing of the contract documents and are now carrying out the functions of the contract administrator. We are inspecting regularly to ensure compliance with the contract and to check that the work is of good quality; we are valuing the work and certifying monthly payments.
