Our client came to us in February 2018 saying they had to vacate their current premises by November 2019. They were proposing to take and as yet unbuilt office building of 10,000 sq.ft., at Greenham Common and wanted us to act as Tenant’s Agent.
The new landlord and his design team were aware of our client’s deadline but the design and tenders had not yet been finalised. The landlord was to be responsible for a Cat A, shell and core, building with the tenant responsible for the Cat B, fit out and finishes. To achieve our client’s deadline and to reduce cost the landlord and his team agreed to work with us to produce a single tender document covering both landlord and tenant works. Costs were to be on an ‘open book’ basis. We took our client’s brief and worked rapidly on various layouts to achieve their space requirements.
By working together the contract period was reduced by around three months thereby achieving the tight deadline.
Our role, as tenant’s agent included a requirement to monitor the quality of the work as a whole and to ensure our client’s brief was achieved. In addition we were to ‘add value’ wherever possible.
The project was delivered on time and on cost.
